Every homeowner should have their roof inspected at regular intervals in order to catch minor damage before it turns into a major problem. Although it may cost a little to have such inspections it will save a lot of expense in the long run. Even a small leak can damage the ceiling beneath it and breach the integrity of your home.
There are many ways your roof can be damaged. Storms can blow shingles away, branches can fall and pierce the roofing materials and your roof can be worn with age. Mold and algae can erode the materials if the condition isn’t spotted in time, resulting in costly repairs.
You will know that you probably need repairs if there are dark spots on a ceiling or there are signs of water damage in your attic. Take a look at the soffits; if they are beginning to rot or are sagging your roof has a problem. If your shingles are curling or have cracks you should have the roof inspected. Pay attention to your energy bills, too. If they rise sharply during the winter months your roof may be in trouble.
Should you repair or replace your roof? A good general rule is that if more than a third of your roof is damaged you should have it completely replaced.
